What happened in Oshawa in July 2026

Oshawa recorded 177 sales in July 2026, 16.9% fewer than the same month a year earlier. Sellers brought 449 new listings to market, leaving 656 properties in inventory — 12.4% less than a year ago. At the month's pace of sales that is 3.5 months of supply, which puts Oshawa in a balanced market. 40% of the month's new listings sold.

The average sale price across all property types was $693,677, down 5.8% year over year and down 4.5% on the month. Detached homes averaged $781,170 against $328,364 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.

What this means if you're buying in Oshawa
