Toronto East is where a lot of people who want a house inside the city actually end up, because it is consistently the most affordable of the three Toronto districts. The old east-end neighbourhoods — Riverdale, Leslieville, the Beaches — are semis and narrow detached houses much like the west end. Further out through East York and Scarborough the stock opens up into postwar bungalows and two-storeys on real lots.

Scarborough in particular is underrated by people who have not looked at it recently. The bungalows are solid, the lots are generous, the subway extension has changed the transit picture, and a large share of the housing stock either has a basement apartment already or could take one.

This is the district where rental income does the most work on a mortgage application, because the housing stock supports it and the prices are low enough that the rent moves the needle.
