Newmarket is one of the few places in York Region that reads as a town rather than a subdivision, largely because of Main Street and the older housing around it. It is meaningfully cheaper than Richmond Hill, Markham or Vaughan while still being firmly inside the region.

The Barrie GO line runs through it, which is the practical answer to the commute question and a real factor in what the housing near the stations is worth.

It turns over faster than the more expensive York municipalities — supply is tighter here, and well-priced listings do not sit.
