Toronto Central is the clearest illustration of why this city cannot be discussed as one market. The condo apartments through the core and up the Yonge corridor are, in price terms, among the more accessible things in the GTA. The detached houses a few streets away are among the most expensive real estate in Canada. They are in the same district and they have almost nothing to do with one another.

The condo market here has been soft for a while, and inventory is high. That is uncomfortable if you bought pre-construction in 2021 or 2022 and are closing now; it is genuinely good news if you are buying today with a down payment and stable income.

The freehold market in the central districts operates on different rules, mostly because almost all of it sits above the insured-financing ceiling. That is not a detail — it removes default insurance from the equation entirely and narrows the field of lenders willing to write the deal.
