Buying in Vaughan

Woodbridge, Maple, Thornhill and Kleinburg — established, affluent, and now with a subway connection at the Vaughan Metropolitan Centre.

Housing stock

Large detached houses across Woodbridge and Maple, estate housing in Kleinburg, established Thornhill, and a new condo and office node at the Vaughan Metropolitan Centre.

Tends to suit
  • Move-up buyers
  • Established families
  • Buyers wanting new-build with transit access

Vaughan is one of the more expensive parts of the 905 and looks it — large, well-kept detached housing, much of it built from the 1980s onward, on generous lots. Kleinburg at the north end is genuinely estate territory.

The Vaughan Metropolitan Centre is the newer story. A subway extension terminus with condo and office towers around it has created something the 905 mostly does not have: a transit-connected condo node with a real downtown density to it.

For buyers this is largely a move-up market. It is not usually where people buy their first property; it is where they buy their second or third.

Financing a home in Vaughan

Detached purchases here routinely exceed $1.5 million, which puts them outside insured financing entirely — 20% down minimum, no insurance premium, and a smaller set of lenders. Buyers moving up from a first home also hit the timing problem: if your purchase closes before your sale, you need bridge financing, which requires a firm sale agreement on the property you are selling. Sorting the closing dates and the bridge at offer stage is much easier than solving it two weeks out.
