Oshawa recorded 143 sales in August 2026, 22.3% fewer than the same month a year earlier. Sellers brought 369 new listings to market, leaving 640 properties in inventory — 9.2% less than a year ago. At the month's pace of sales that is 3.6 months of supply, which puts Oshawa in a balanced market. 40% of the month's new listings sold.

The average sale price across all property types was $652,775, down 12.6% year over year and down 5.9% on the month. Detached homes averaged $715,831 against $405,745 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.
