The GTA economy is genuinely diversified — finance, technology, healthcare, education, government, logistics, manufacturing and media all employ at scale — which is a real advantage when you are borrowing, because no single industry downturn takes the whole market with it.

What matters on a mortgage application is not the employer's name but the shape of your pay. Base salary is easy. Bonus, commission, overtime, shift premium, stock and self-employment are where lenders differ from one another, sometimes dramatically, and where choosing the right lender before applying is worth more than shopping for a slightly better rate.

Finance and insurance

The big banks and Bay Street

Canada’s financial sector is headquartered in the downtown core, from the Big Five banks through asset managers, insurers and the exchange.

What this means for your mortgage

Base salary is straightforward. Bonus and commission generally need a two-year history and are averaged, so a strong recent year does not count fully on its own. Stock grants and RSUs are treated cautiously and many lenders will not use them at all — if a large share of your compensation is equity, that needs sorting out before you make an offer, not after.

Technology

What this means for your mortgage

Sign-on bonuses and RSUs are common and are the parts lenders scrutinise. A recent job change is usually fine if you are past probation and in the same field; probation itself is a genuine obstacle at many lenders. Contract work through a personal corporation is treated as self-employment, not salary — worth knowing before you assume your income is simple.

Health care

Nursing and allied-health income often includes shift premium and overtime, which lenders genuinely differ on — two years of history, averaged, is the usual test. Physicians and dentists are typically incorporated, which makes them self-employed for lending purposes; there are lender programs built specifically for them, and they are considerably more generous than a standard read of a tax return.

Education

What this means for your mortgage

Tenured and permanent staff are easy files. Sessional and contract academics are not: income is term-by-term and lenders want to see a sustained pattern rather than a current contract. If you are on a series of renewals, gather the full history early — it usually tells a much better story than a single letter does.

Public administration

The Ontario Public Service, the City of Toronto and the regional municipalities are among the largest employers in the region.

What this means for your mortgage

About as clean as an application gets — salaried, permanent, easily verified. If this is your household income, the constraint on your purchase is almost certainly the down payment and the price ceiling rather than anything to do with the income itself.

Transportation and logistics

Canada’s busiest airport, together with the airlines, ground handlers, freight forwarders and warehousing that surround it across Mississauga and Brampton.

What this means for your mortgage

Heavily shift-based and often unionized. Shift premium and overtime can be used with a two-year average, and seniority-based schedules make that history easy to document. Seasonal layoff patterns in some roles need explaining up front rather than being discovered by an underwriter.

Manufacturing

What this means for your mortgage

Overtime and shift premium are frequently a large share of take-home pay, and are averaged over two years. Plant retooling shutdowns and temporary layoffs are normal in this sector but look alarming on a bank statement — a letter confirming recall and continued employment usually resolves it, and getting it in advance saves a week.

Media and communications

What this means for your mortgage

Crew and creative work is largely contract and often paid by T4A or through a corporation, which makes it self-employed income for lending purposes. Two years of filed returns is the standard test. Where the tax return understates what you really earn, alternative lenders will look at bank deposits instead — at a higher rate, but it is a real option.

Retail and hospitality

What this means for your mortgage

Part-time and variable hours are the difficulty, not the sector. Lenders typically want two years of consistent hours before they will use a variable schedule fully. Tips are usable only where they are declared and appear on your tax return — undeclared cash income cannot be used, and no reputable broker will pretend otherwise.

Small business and self-employment

The GTA has a very high density of incorporated small businesses, professional practices and owner-operators.

What this means for your mortgage

This is the single most common reason a strong GTA household gets a disappointing answer. A business owner who writes off aggressively shows a modest taxable income, and a standard lender reads only the tax return. The options are real — adding back certain expenses, using retained corporate earnings, or a bank-statement program at an alternative lender — but they vary hugely between lenders. This is the file type where the choice of lender decides the outcome.

Common questions

Will my bonus or commission count toward qualifying?

Generally yes, with a two-year history, averaged over that period. A single strong year will not usually be used in full. Lenders genuinely differ on how they treat variable income, so if bonus or commission is a large share of your pay, it is worth establishing which lender treats yours best before applying rather than after a disappointing answer.

I am paid partly in RSUs or stock options. Does that help?

Less than you would hope. Many lenders exclude equity compensation entirely and others discount it heavily, because it is neither guaranteed nor easily verified as recurring. If a significant part of your compensation is equity, work out what is actually usable before you set a purchase budget — this is one of the more common reasons a well-paid GTA household qualifies for less than expected.

I am self-employed. How much harder is this?

Harder, but very routine here. The standard test is two years of filed returns and notices of assessment, and the difficulty is that a business owner who minimises taxable income also minimises what a standard lender will lend. The alternatives — adding back certain expenses, using retained corporate earnings, or a bank-statement program that looks at deposits rather than the return — are real and widely used. They vary a great deal between lenders, which is exactly why this file type benefits most from a broker.

I just changed jobs. Do I have to wait?

Usually not, if you have moved within the same field and are past probation. Probation itself is the common obstacle — many lenders will not complete a file while you are on it, though some will where the role is permanent and the field is unchanged. A move from salary to contract or self-employment is a bigger change and generally does restart the clock.
