Ajax is one of the more affordable entry points into home ownership in the GTA while still being on the lake and on the Lakeshore East GO line. The waterfront trail is genuinely one of the best stretches of public lakefront in the region.

The housing is mostly family subdivision stock across several decades, with a healthy supply of semis and freehold townhouses that keep the entry price down.

It is a tight market. Ajax and Whitby consistently carry the fewest months of supply in the region, which means less negotiating room than the price level might lead you to expect.
