Oshawa recorded 181 sales in June 2026, 0.5% fewer than the same month a year earlier. Sellers brought 529 new listings to market, leaving 686 properties in inventory — 11.8% less than a year ago. At the month's pace of sales that is 3.5 months of supply, which puts Oshawa in a balanced market. 39% of the month's new listings sold.

The average sale price across all property types was $726,544, down 5.0% year over year and up 2.5% on the month. Detached homes averaged $788,249 against $316,000 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.
