Oshawa recorded 183 sales in May 2026, 15.3% fewer than the same month a year earlier. Sellers brought 514 new listings to market, leaving 654 properties in inventory — 7.9% less than a year ago. At the month's pace of sales that is 3.6 months of supply, which puts Oshawa in a balanced market. 39% of the month's new listings sold.

The average sale price across all property types was $708,723, down 9.3% year over year and down 2.0% on the month. Detached homes averaged $793,496 against $367,083 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.
