Newmarket recorded 88 sales in June 2026, 4.8% more than the same month a year earlier. Sellers brought 246 new listings to market, leaving 339 properties in inventory — 14.6% less than a year ago. At the month's pace of sales that is 4.2 months of supply, which puts Newmarket in a buyer's market. 37% of the month's new listings sold.

The average sale price across all property types was $1,018,511, down 4.1% year over year and down 5.1% on the month. Detached homes averaged $1,157,968 against $490,600 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.
