Newmarket recorded 104 sales in May 2026, 22.4% more than the same month a year earlier. Sellers brought 235 new listings to market, leaving 334 properties in inventory — 15.9% less than a year ago. At the month's pace of sales that is 4.3 months of supply, which puts Newmarket in a buyer's market. 37% of the month's new listings sold.
The average sale price across all property types was $1,072,683, down 1.0% year over year and up 7.5% on the month. Detached homes averaged $1,232,442 against $604,400 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.
