What happened in Newmarket in July 2026

Newmarket recorded 82 sales in July 2026, 9.9% fewer than the same month a year earlier. Sellers brought 194 new listings to market, leaving 331 properties in inventory — 11.3% less than a year ago. At the month's pace of sales that is 4.2 months of supply, which puts Newmarket in a buyer's market. 38% of the month's new listings sold.

The average sale price across all property types was $966,817, down 1.7% year over year and down 5.1% on the month. Detached homes averaged $1,096,908 against $512,000 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.
