What happened in Burlington in July 2025

Burlington recorded 246 sales in July 2025, 40.6% more than the same month a year earlier. Sellers brought 488 new listings to market, leaving 901 properties in inventory — 38.4% more than a year ago. At the month's pace of sales that is 3.6 months of supply, which puts Burlington in a balanced market. 43% of the month's new listings sold.

The average sale price across all property types was $1,110,282, down 1.4% year over year and down 1.8% on the month. Detached homes averaged $1,432,021 against $603,458 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.
