What happened in Burlington in June 2025

Burlington recorded 239 sales in June 2025, 17.7% more than the same month a year earlier. Sellers brought 629 new listings to market, leaving 1,000 properties in inventory — 58.2% more than a year ago. At the month's pace of sales that is 3.6 months of supply, which puts Burlington in a balanced market. 42% of the month's new listings sold.

The average sale price across all property types was $1,130,101, down 3.0% year over year and up 0.9% on the month. Detached homes averaged $1,456,544 against $586,921 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.
