What happened in Burlington in August 2025

Burlington recorded 218 sales in August 2025, 39.7% more than the same month a year earlier. Sellers brought 410 new listings to market, leaving 803 properties in inventory — 24.9% more than a year ago. At the month's pace of sales that is 3.6 months of supply, which puts Burlington in a balanced market. 44% of the month's new listings sold.

The average sale price across all property types was $1,075,789, down 8.7% year over year and down 3.1% on the month. Detached homes averaged $1,400,048 against $596,873 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.
