Burlington recorded 256 sales in May 2025, 2.4% more than the same month a year earlier. Sellers brought 701 new listings to market, leaving 965 properties in inventory — 72.3% more than a year ago. At the month's pace of sales that is 3.4 months of supply, which puts Burlington in a balanced market. 43% of the month's new listings sold.

The average sale price across all property types was $1,120,072, down 3.3% year over year and up 0.5% on the month. Detached homes averaged $1,351,895 against $728,960 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.
