Ajax recorded 123 sales in May 2025, 6.8% fewer than the same month a year earlier. Sellers brought 300 new listings to market, leaving 326 properties in inventory — 48.9% more than a year ago. At the month's pace of sales that is 2.4 months of supply, which puts Ajax in a balanced market. 45% of the month's new listings sold.
The average sale price across all property types was $895,804, down 10.7% year over year and down 5.3% on the month. Detached homes averaged $981,444 against $566,950 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.
