Ajax recorded 107 sales in June 2025, 9.3% fewer than the same month a year earlier. Sellers brought 260 new listings to market, leaving 339 properties in inventory — 26.0% more than a year ago. At the month's pace of sales that is 2.5 months of supply, which puts Ajax in a balanced market. 45% of the month's new listings sold.
The average sale price across all property types was $945,581, down 3.8% year over year and up 5.6% on the month. Detached homes averaged $1,041,328 against $532,500 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.
