What happened in Ajax in April 2025
Ajax recorded 120 sales in April 2025, 14.9% fewer than the same month a year earlier. Sellers brought 289 new listings to market, leaving 303 properties in inventory — 56.2% more than a year ago. At the month's pace of sales that is 2.3 months of supply, which puts Ajax in a balanced market. 46% of the month's new listings sold.
The average sale price across all property types was $945,603, down 6.9% year over year and up 3.2% on the month. Detached homes averaged $1,043,907 against $485,417 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.
