What happened in Ajax in March 2025
Ajax recorded 99 sales in March 2025, 2.0% fewer than the same month a year earlier. Sellers brought 258 new listings to market, leaving 248 properties in inventory — 129.6% more than a year ago. At the month's pace of sales that is 2.2 months of supply, which puts Ajax in a balanced market. 46% of the month's new listings sold.
The average sale price across all property types was $916,037, down 8.2% year over year and down 6.2% on the month. Detached homes averaged $1,038,753 against $574,471 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.
