Ajax recorded 71 sales in February 2025, 12.3% fewer than the same month a year earlier. Sellers brought 155 new listings to market, leaving 191 properties in inventory — 92.9% more than a year ago. At the month's pace of sales that is 2.2 months of supply, which puts Ajax in a balanced market. 48% of the month's new listings sold.

The average sale price across all property types was $976,286, up 0.6% year over year and up 6.7% on the month. Detached homes averaged $1,070,438 against $551,833 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.
