What happened in Ajax in January 2025
Ajax recorded 68 sales in January 2025, 9.3% fewer than the same month a year earlier. Sellers brought 155 new listings to market, leaving 164 properties in inventory — 80.2% more than a year ago. At the month's pace of sales that is 2.1 months of supply, which puts Ajax in a balanced market. 49% of the month's new listings sold.
The average sale price across all property types was $915,035, down 1.3% year over year and down 0.1% on the month. Detached homes averaged $1,017,926 against $515,333 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.
