Whitby recorded 172 sales in May 2025, 13.1% fewer than the same month a year earlier. Sellers brought 506 new listings to market, leaving 520 properties in inventory — 52.5% more than a year ago. At the month's pace of sales that is 2.5 months of supply, which puts Whitby in a balanced market. 43% of the month's new listings sold.

The average sale price across all property types was $962,053, down 7.3% year over year and up 2.2% on the month. Detached homes averaged $1,084,312 against $560,855 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.
