Vaughan recorded 197 sales in February 2026, 2.0% fewer than the same month a year earlier. Sellers brought 524 new listings to market, leaving 940 properties in inventory — 5.2% less than a year ago. At the month's pace of sales that is 5.4 months of supply, which puts Vaughan in a buyer's market. 32% of the month's new listings sold.

The average sale price across all property types was $1,140,088, down 7.1% year over year and up 11.3% on the month. Detached homes averaged $1,585,730 against $570,938 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.

What this means if you're buying in Vaughan
