Vaughan recorded 146 sales in January 2026, 9.3% fewer than the same month a year earlier. Sellers brought 498 new listings to market, leaving 886 properties in inventory — 7.4% more than a year ago. At the month's pace of sales that is 5.4 months of supply, which puts Vaughan in a buyer's market. 32% of the month's new listings sold.

The average sale price across all property types was $1,024,048, down 7.8% year over year and down 12.5% on the month. Detached homes averaged $1,412,309 against $540,338 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.
