What happened in Vaughan in October 2025
Vaughan recorded 293 sales in October 2025, 3.0% fewer than the same month a year earlier. Sellers brought 805 new listings to market, leaving 1,461 properties in inventory — 13.5% more than a year ago. At the month's pace of sales that is 5.0 months of supply, which puts Vaughan in a buyer's market. 32% of the month's new listings sold.
The average sale price across all property types was $1,214,375, down 6.4% year over year and up 4.4% on the month. Detached homes averaged $1,596,815 against $587,716 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.
