What happened in Vaughan in September 2025

Vaughan recorded 260 sales in September 2025, 25.6% more than the same month a year earlier. Sellers brought 964 new listings to market, leaving 1,508 properties in inventory — 14.5% more than a year ago. At the month's pace of sales that is 4.9 months of supply, which puts Vaughan in a buyer's market. 33% of the month's new listings sold.

The average sale price across all property types was $1,163,498, down 8.4% year over year and down 3.9% on the month. Detached homes averaged $1,579,399 against $648,424 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.

What this means if you're buying in Vaughan
