What happened in Toronto West in June 2026

Toronto West recorded 627 sales in June 2026, 1.3% more than the same month a year earlier. Sellers brought 1,603 new listings to market, leaving 2,605 properties in inventory — 8.8% less than a year ago. At the month's pace of sales that is 4.3 months of supply, which puts Toronto West in a buyer's market. 39% of the month's new listings sold.

The average sale price across all property types was $1,024,941, down 8.4% year over year and down 6.2% on the month. Detached homes averaged $1,414,440 against $595,890 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.

What this means if you're buying in Toronto West

Market conditions shape the negotiation; your income, debts and the stress test decide what you can actually borrow. Two things come up constantly here. On the older housing stock, insurers and lenders care about knob-and-tube wiring, aluminum branch wiring and galvanized plumbing — an appraisal that flags any of them can hold up financing, and it is much cheaper to find out during the condition period. On the Etobicoke bungalows, if you intend to add a suite, decide before you write the offer whether you are counting on that rental income to qualify: lenders differ substantially on using projected rent from a suite that does not exist yet, and some will not.
