What this means for your mortgage
Two things come up constantly here. On the older housing stock, insurers and lenders care about knob-and-tube wiring, aluminum branch wiring and galvanized plumbing — an appraisal that flags any of them can hold up financing, and it is much cheaper to find out during the condition period. On the Etobicoke bungalows, if you intend to add a suite, decide before you write the offer whether you are counting on that rental income to qualify: lenders differ substantially on using projected rent from a suite that does not exist yet, and some will not.
