What happened in Pickering in July 2025
Pickering recorded 131 sales in July 2025, 23.6% more than the same month a year earlier. Sellers brought 323 new listings to market, leaving 482 properties in inventory — 27.5% more than a year ago. At the month's pace of sales that is 3.2 months of supply, which puts Pickering in a balanced market. 40% of the month's new listings sold.
The average sale price across all property types was $972,391, up 5.0% year over year and down 4.1% on the month. Detached homes averaged $1,224,056 against $537,275 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.

What this means if you're buying in Pickering
