What happened in Pickering in February 2025
Pickering recorded 86 sales in February 2025, 16.5% fewer than the same month a year earlier. Sellers brought 224 new listings to market, leaving 272 properties in inventory — 106.1% more than a year ago. At the month's pace of sales that is 2.8 months of supply, which puts Pickering in a balanced market. 43% of the month's new listings sold.
The average sale price across all property types was $942,815, down 5.2% year over year and down 0.8% on the month. Detached homes averaged $1,165,422 against $583,793 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.

What this means if you're buying in Pickering
