What happened in Pickering in January 2025
Pickering recorded 80 sales in January 2025, 12.7% more than the same month a year earlier. Sellers brought 198 new listings to market, leaving 234 properties in inventory — 78.6% more than a year ago. At the month's pace of sales that is 2.6 months of supply, which puts Pickering in a balanced market. 44% of the month's new listings sold.
The average sale price across all property types was $950,327, down 0.4% year over year and down 3.5% on the month. Detached homes averaged $1,244,958 against $571,467 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.

What this means if you're buying in Pickering
