What happened in Newmarket in August 2025
Newmarket recorded 83 sales in August 2025, 31.7% more than the same month a year earlier. Sellers brought 184 new listings to market, leaving 330 properties in inventory — 24.5% more than a year ago. At the month's pace of sales that is 3.8 months of supply, which puts Newmarket in a balanced market. 37% of the month's new listings sold.
The average sale price across all property types was $995,420, down 5.0% year over year and up 1.2% on the month. Detached homes averaged $1,160,560 against $665,200 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.
