What happened in Newmarket in July 2025
Newmarket recorded 91 sales in July 2025, 24.7% more than the same month a year earlier. Sellers brought 228 new listings to market, leaving 373 properties in inventory — 41.3% more than a year ago. At the month's pace of sales that is 3.8 months of supply, which puts Newmarket in a balanced market. 37% of the month's new listings sold.
The average sale price across all property types was $983,445, down 13.1% year over year and down 7.4% on the month. Detached homes averaged $1,149,507 against $579,556 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.
