What happened in Markham in February 2025

Markham recorded 175 sales in February 2025, 26.5% fewer than the same month a year earlier. Sellers brought 551 new listings to market, leaving 827 properties in inventory — 104.7% more than a year ago. At the month's pace of sales that is 3.3 months of supply, which puts Markham in a balanced market. 41% of the month's new listings sold.

The average sale price across all property types was $1,211,409, down 8.0% year over year and down 0.7% on the month. Detached homes averaged $1,696,182 against $690,774 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.
