What happened in Markham in January 2025

Markham recorded 173 sales in January 2025, 12.6% fewer than the same month a year earlier. Sellers brought 512 new listings to market, leaving 666 properties in inventory — 84.5% more than a year ago. At the month's pace of sales that is 3.1 months of supply, which puts Markham in a balanced market. 43% of the month's new listings sold.

The average sale price across all property types was $1,219,844, down 3.9% year over year and up 2.9% on the month. Detached homes averaged $1,687,024 against $688,989 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.
