Sellers brought 298 new listings to market, leaving 718 properties in inventory — 8.0% more than a year ago. The average sale price across all property types was $1,050,257, down 6.9% year over year and up 6.0% on the month. Detached homes averaged $1,335,628 against $787,909 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.
