What happened in Burlington in October 2025

Burlington recorded 214 sales in October 2025, 5.3% fewer than the same month a year earlier. Sellers brought 475 new listings to market, leaving 815 properties in inventory — 15.0% more than a year ago. At the month's pace of sales that is 3.7 months of supply, which puts Burlington in a balanced market. 43% of the month's new listings sold.

The average sale price across all property types was $991,062, down 8.9% year over year and down 6.9% on the month. Detached homes averaged $1,242,975 against $672,811 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.
