What happened in Brampton in December 2025

Brampton recorded 290 sales in December 2025, 8.2% more than the same month a year earlier. Sellers brought 567 new listings to market, leaving 1,499 properties in inventory — 19.9% more than a year ago. At the month's pace of sales that is 5.5 months of supply, which puts Brampton in a buyer's market. 29% of the month's new listings sold.

The average sale price across all property types was $882,661, down 6.9% year over year and down 3.4% on the month. Detached homes averaged $1,054,601 against $420,489 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.

What this means if you're buying in Brampton

Market conditions shape the negotiation; your income, debts and the stress test decide what you can actually borrow. This is the area where I most often structure applications with more than two borrowers, and the details matter: everyone on title generally has to be on the mortgage, every applicant’s debts count against the total, and lenders differ on how many applicants they will accept at all. Secondary-suite income is also very common here — the same legal-versus-unregistered question applies as in Scarborough, and it is worth confirming the suite’s status with the city before you count on the rent.
