What happened in Aurora in February 2026

Aurora recorded 40 sales in February 2026, 29.0% more than the same month a year earlier. Sellers brought 126 new listings to market, leaving 213 properties in inventory — 14.5% more than a year ago. At the month's pace of sales that is 5.5 months of supply, which puts Aurora in a buyer's market. 31% of the month's new listings sold.

The average sale price across all property types was $1,229,261, up 7.1% year over year and down 0.7% on the month. Detached homes averaged $1,506,170 against $669,400 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.
