What happened in Aurora in January 2026

Aurora recorded 31 sales in January 2026, 19.2% more than the same month a year earlier. Sellers brought 112 new listings to market, leaving 194 properties in inventory — 32.9% more than a year ago. At the month's pace of sales that is 5.5 months of supply, which puts Aurora in a buyer's market. 30% of the month's new listings sold.

The average sale price across all property types was $1,238,516, down 17.5% year over year and down 0.8% on the month. Detached homes averaged $1,498,750 against $618,000 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.
