What happened in Aurora in August 2025

Aurora recorded 55 sales in August 2025, 6.8% fewer than the same month a year earlier. Sellers brought 130 new listings to market, leaving 311 properties in inventory — 30.7% more than a year ago. At the month's pace of sales that is 4.8 months of supply, which puts Aurora in a buyer's market. 32% of the month's new listings sold.

The average sale price across all property types was $1,358,974, down 0.1% year over year and down 8.2% on the month. Detached homes averaged $1,586,630 against $825,000 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.
