What happened in Aurora in July 2025
Aurora recorded 47 sales in July 2025, 31.9% fewer than the same month a year earlier. Sellers brought 201 new listings to market, leaving 346 properties in inventory — 47.2% more than a year ago. At the month's pace of sales that is 4.7 months of supply, which puts Aurora in a buyer's market. 32% of the month's new listings sold.
The average sale price across all property types was $1,481,109, up 4.3% year over year and up 11.4% on the month. Detached homes averaged $1,847,437 against $656,000 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.

What this means if you're buying in Aurora
Market conditions shape the negotiation; your income, debts and the stress test decide what you can actually borrow. The estate properties on the town’s edges can run into the same issues as Caledon — larger parcels, sometimes well and septic, and lenders that will only value a limited acreage. On the century homes near Main Street, expect an insurer to ask about wiring, plumbing, and the age of the roof and furnace before binding a policy, and remember that you cannot close without insurance in place.
