What happened in Whitby in August 2025

Whitby recorded 122 sales in August 2025, 19.7% fewer than the same month a year earlier. Sellers brought 300 new listings to market, leaving 425 properties in inventory — 21.1% more than a year ago. At the month's pace of sales that is 2.7 months of supply, which puts Whitby in a balanced market. 42% of the month's new listings sold.

The average sale price across all property types was $972,305, up 0.6% year over year and down 2.4% on the month. Detached homes averaged $1,127,589 against $510,500 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.
