What happened in Whitby in February 2025

Whitby recorded 103 sales in February 2025, 27.0% fewer than the same month a year earlier. Sellers brought 207 new listings to market, leaving 259 properties in inventory — 100.8% more than a year ago. At the month's pace of sales that is 2.2 months of supply, which puts Whitby in a balanced market. 47% of the month's new listings sold.

The average sale price across all property types was $987,834, down 4.1% year over year and down 3.7% on the month. Detached homes averaged $1,184,243 against $631,100 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.
