Vaughan recorded 313 sales in May 2026, 13.8% more than the same month a year earlier. Sellers brought 821 new listings to market, leaving 1,330 properties in inventory — 14.7% less than a year ago. At the month's pace of sales that is 5.1 months of supply, which puts Vaughan in a buyer's market. 35% of the month's new listings sold.

The average sale price across all property types was $1,179,718, down 10.9% year over year and up 0.9% on the month. Detached homes averaged $1,577,170 against $583,442 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.
