What happened in Vaughan in January 2025
Vaughan recorded 161 sales in January 2025, 20.3% fewer than the same month a year earlier. Sellers brought 591 new listings to market, leaving 825 properties in inventory — 71.9% more than a year ago. At the month's pace of sales that is 3.7 months of supply, which puts Vaughan in a balanced market. 39% of the month's new listings sold.
The average sale price across all property types was $1,110,378, down 11.5% year over year and down 11.1% on the month. Detached homes averaged $1,643,391 against $646,859 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.

What this means if you're buying in Vaughan
Market conditions shape the negotiation; your income, debts and the stress test decide what you can actually borrow. Detached purchases here routinely exceed $1.5 million, which puts them outside insured financing entirely — 20% down minimum, no insurance premium, and a smaller set of lenders.
