Vaughan recorded 302 sales in October 2024, 34.2% more than the same month a year earlier. Sellers brought 780 new listings to market, leaving 1,287 properties in inventory — 33.9% more than a year ago. At the month's pace of sales that is 3.5 months of supply, which puts Vaughan in a balanced market. 39% of the month's new listings sold.

The average sale price across all property types was $1,297,292, up 4.7% year over year and up 2.1% on the month. Detached homes averaged $1,760,624 against $681,855 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.
