Pickering recorded 157 sales in June 2026, 20.8% more than the same month a year earlier. Sellers brought 334 new listings to market, leaving 438 properties in inventory — 11.2% less than a year ago. At the month's pace of sales that is 3.7 months of supply, which puts Pickering in a balanced market. 40% of the month's new listings sold.
The average sale price across all property types was $917,592, down 9.5% year over year and down 1.1% on the month. Detached homes averaged $1,199,403 against $476,442 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.
